GROUNDED IN CONSTRUCTION

Focused on You

Derek Bryer is a Calgary real estate advisor with the Justin Havre Real Estate Team, the #1 eXp team for 9 years running. He brings over 20 years of residential construction experience with 15 of them as a top-producing outside sales rep. He came to Calgary from Ontario in 2006 and has been an active real estate investor in Canada and the United States since then.

As an Accredited Buyer's Representative (ABR®), eXp Luxury Certified advisor, and Certified Condominium Specialist (CCS) with the Calgary Real Estate Board, Derek brings a combination of designations that directly serve the people he works with. The CCS designation is an examination-based certification covering how condominiums are structured, governed, and financed in Alberta. This includes the Condominium Property Act, how condo corporations are run, what reserve fund studies indicate about a building's long-term financial health, what estoppel certificates confirm at the time of sale, how bylaws affect how you can use and rent your unit, and how to identify the warning signs of deferred maintenance, underfunded reserves, and special assessment risk before you commit. That training helps Derek ask the right questions and understand what the answers mean, so clients buying into a condo, townhome or villa community can make a confident decision, not just a hopeful one.

His style is calm, direct, and advisory-led.

Ontario to Calgary Relocation Perspective · 2 0 0 6

Derek moved from Ontario to Calgary in 2006 with no connections and no long-term plan to stay. Nearly two decades later, Calgary is home. That personal relocation experience helps him guide out-of-province buyers with practical advice about neighbourhoods, commute patterns, housing styles, process differences, and what it actually feels like to build a life in a new city.

Condo, Townhome, Villa, and Luxury Guidance

The CCS designation through the Calgary Real Estate Board is an examination-based certification covering how condominiums are structured, governed, and financed in Alberta. Derek's training covers the Condominium Property Act, how condo corporations are run, what reserve fund studies indicate about a building's long-term financial health, what estoppel certificates confirm at the time of sale, how bylaws affect how you can use and rent your unit, and how to identify the warning signs of deferred maintenance, underfunded reserves, and special assessment risk before you commit.

His Accredited Buyer's Representative (ABR®) designation reinforces his buyer-focused approach to education, due diligence, negotiation, and advocacy. His eXp Luxury Certified status adds further insight for clients buying or selling higher-end homes, where construction quality, material choices, presentation, privacy, and resale considerations carry greater financial weight.

A Grounded Perspective on Home, Life, and Change

"

Derek's perspective on home has also been shaped by life outside of real estate. He travelled extensively with his late wife Neola, who passed away tragically at only 35 years old, an experience that taught him how personal the idea of home really is. Moving, starting over, choosing where to build a life, and navigating major change are not just transactions on a timeline. They are deeply human decisions

Losing Neola was life-altering in every sense. She always believed Derek knew things worth sharing with a larger audience, not just about real estate, but about construction, insurance and the practical knowledge many people never get access to until something goes wrong. That stays with him. Getting that knowledge out to as many people as possible is not about building a profile. It is about making sure people have what they need before something goes wrong.
